Insurance and Reinstatement Valuation
An assessment of what it would cost to rebuild a building to its existing standard if it were destroyed: construction cost, demolition and site clearance, and professional fees. This reinstatement cost is usually different from market value, which includes the land and reflects demand.
Why it matters
Insuring for too little can mean a claim is reduced in proportion to the shortfall. Insurers and owners therefore commission reinstatement assessments at renewal, after extensions or refurbishment, and when building costs have moved.
